Space use agreement

Terms for space use

Terminology and parties

This space use agreement is made between the customer (space user) and the sole trader Kinbaku Studio Kanslia, business ID 3452246-4 (space provider).

The property is managed by Kiinteistö Oy Kaapelitalo, business ID 0873650-6

This space use agreement covers factory and workshop unit 102103100 at Nilsiänkatu 10 and the related shared facilities that users have access to.

Intended use

Each studio has its own intended use, described on that studio's page. Practising sex work, and buying, selling or offering sexual services of any kind, is strictly prohibited in the studio spaces.

Occupancy

Each studio has its own occupancy limit, shown on that studio’s page. If a larger number is needed, this must be agreed separately.

Disturbing activity

During office hours on weekdays 8–17, noise and loud music must be avoided. Outside office hours, loud activity is allowed.

Photography and video

Taking photos and videos in the space is allowed if they are not intended for commercial publication. If you want to take promo shots or other images for commercial use, a separate agreement is required.

Available equipment

The space has various equipment intended for practising shibari. When you arrive, we go through which equipment is available for your booking. Equipment introductions are on the website. Some equipment may have an extra fee.

Bookings

The space is booked through the website using the booking form. In exceptional cases, a booking may also be made by email or another private message. Being in the space outside your own booked time is strictly prohibited.

Payment

Space use can be paid with a monthly membership quota or at the payment terminal when you arrive. Payment details are still collected when booking because of possible cancellation costs. In exceptional cases, payment may also be made in cash or by invoice. Exact payment terms are always shown when booking, as they depend on membership level.

Entering and leaving the space

The space is always unlocked by staff, unless the user has their own key through a membership agreement. On the first visit, we go through the Kanslia space and related shared facilities such as the toilet, kitchen, cleaning cupboard, and washroom. For the duration of use, the user is given a key for moving inside the building.

When leaving the space, the key must be left in the space and the doors checked to ensure they lock.

Liabilities

Activity in the space is at the user's own risk

The user must verify attachment points, attachments, and other safety-related matters before using any equipment

The user is fully liable for damage they cause to the space, its movable property, and the building. Extra cleaning and repair costs, such as damage to tatami or cleaning of corridors, are billed directly to the user.

Any charges from the property manager are billed as-is to the user if they arise

The user is also personally liable for damage and costs caused by their guests

If we learn of or suspect that the spaces have been used for sex work or for buying or selling sexual services, we will end the space use immediately without refund and terminate the customer relationship. Where there is reason to suspect a crime, we will report it to the police.

Property rules

In addition to these rules, the property has its own house rules that must be followed throughout the property. The current rules are posted in the building lobby.
